The Cotswolds has long been the stomping ground of the rich and recognizable — the Beckhams, Ellen DeGeneres, the so-called “Chipping Norton Set.” Now, it seems Beyoncé and Jay-Z are preparing to join the roster, with reports that the power couple are close to securing 58 acres near Wigginton for what’s described as a “spectacular rural estate.”
If the deal goes through, the Carters will be just down the lane from Great Tew, home to Soho Farmhouse and a small army of celebrity country squires. Designs floating around suggest the estate could feature seven bedrooms, nine bathrooms, and sweeping views of a private lake — a Cotswolds translation of the Bel Air mansions they’re accustomed to.
Some shrug. “I don’t give a flying toss,” said 77-year-old Gerry Barrago, who lives near the shuttered White Swan Inn. His wife has spotted Beyoncé and Jay-Z at Burford Garden Centre, though Gerry admits he barely knows who they are.
Others worry. A Falkland Arms pub worker said she feared “the wrong kind of clientele” might descend, spoiling the community’s village-pub vibe. Thomas Winter, 30, voiced frustration that mega-money moves like this make the housing ladder nearly impossible to climb for locals. “The ethos of the area has changed,” he said, noting the influx of celebrities and wealthy Londoners.
Still others are starstruck. One villager confessed excitement at the thought of Beyoncé showing up at the local fete.
Behind the glamour lies a hard business calculation. According to property consultant Owain Jones, the land’s £7.5 million price tag could translate into a finished estate worth “north of £18 million.” The Cotswolds, Jones added, has become the “Hamptons of the UK” — where Daylesford Farm organics, Estelle Manor exclusivity, and Soho Farmhouse discretion create a magnet for global A-listers.
For Beyoncé and Jay-Z, wildfires in California have reportedly accelerated their search for additional international bases. Friends of the couple say they’re focused on the Cotswolds for its space, privacy, and family-friendly stability while Beyoncé tours.
Of course, their definition of “normal” differs from most. The couple currently juggle a Bel Air mega-mansion bought for $88 million and a Malibu estate they once rented for $400,000 a month. In 2023, they broke California’s real estate record with a $200 million purchase of a 40,000-square-foot mansion.
